Tenant Improvements
Small projects are a big deal at Q&D. We created a department for our special projects and renovations in the early ‘90s because our clients were calling us back to hang a screen door, add a rail spur, convert offices to patients’ rooms, and etc. Because we knew their buildings like the back of our hands, we were the right people to call. But we recognized that we needed to retool with a team of leaders who were construction tri-athletes. The economy of scale didn’t allow for us to assign a large team, so we had to cultivate solo leaders who could lead preconstruction, estimate work, handle contracts and supervise work.
This has allowed us to be very competitive on small projects. On the one hand, we build the $44,000,000 Summit Sierra Lifestyle Center and on the other hand, we build out retails spaces for their tenants with projects as small as a $20,000 Van’s store.
While we are best known for big, flashy projects, we consider Tenant Improvements to be our core business. The clients we satisfy on small projects often bring us more work, and they sometimes come back for big projects. The small projects help us understand the intricacies of how our owners operate and how we can advocate for their business success through facility improvements. We get to contribute to their success strategy, which is pretty gratifying. |
